Eagle, Idaho

Aspen Pointe Plaza turns two underused parcels on Eagle’s State Street scenic corridor into a node of commerce at the edge of downtown. A lot line adjustment joined a non-conforming single-family lot and a vacant lot into one 0.72 acre site carrying 9,161 square feet of commercial space in two buildings, with shared parking, a single access drive, and one trash enclosure.

Splitting the program into two smaller single-story buildings with mezzanines breaks down the mass and gives the frontage neighborhood-scale texture, following the Prairie School style in Eagle’s design book. The site provides 40 parking spaces against 37 required, consolidates two State Street drives into one, and screens mechanical units and the neighbors with landscaping.
